Standard Home Inspection

A Standard Home Inspection provides a visual evaluation of accessible systems and components within the approved inspection scope. The goal is to identify observed conditions, explain significant concerns, and give the buyer a clearer understanding of the home being considered.

Pre-Listing Inspection

A Pre-Listing Inspection helps a seller understand visible concerns before the home reaches a buyer’s inspection period. It can provide useful information for planning, disclosure discussions, and conversations with qualified contractors or other specialists where appropriate.

New Construction Inspection

A newly built home can still contain visible concerns that deserve attention. A New Construction Inspection provides an independent review before final acceptance or closing so the buyer can better understand the home’s observed condition.

Walk & Talk Consultation

A Walk & Talk Consultation is a verbal, walk-along evaluation in which the owner and licensed home inspector reviews the home with the client and discusses observed conditions in real time. It can be a faster, lower-cost option for sellers preparing to list, hands-on buyers, or competitive purchases where there isn’t time to wait on a full report. No written report or photographs are provided, so clients are encouraged to take their own notes.

A Walk & Talk Consultation is a verbal consultation, not a home inspection as defined under Tennessee law. No written report is provided and it does not meet lender or contract inspection requirements.
